Buyer Premium: A 10% Internet Premium will be added to the last and final bid to determine the high bid price.
Representation: The Auction company represents the sole interest of the seller.
Inspection times & access: Inspection will be allowable during Open House or upon an appointment being made with The Swicegood Group, Inc. (Auctioneer/Auction Company) 336-751-4444.
Perking of Property: Property owner has hired a soil scientist for the purpose confirming that property perks for a minimum of a 4 bedroom 2 bath house per each 13.33 acre + - tract. Bidder is encouraged to contact the soil scientist to gather information pertinent to their desired use. Per Guaraneeds are limited to the scope and conclusion of the soil scientist.
Restrictions: The property will be restricted to no mobile homes. Property will be restricted to no trash & debris to be left on any tract of land. 
Contract for purchase: A copy of the contract that will be used for the successful bidder has been posted on the website. High bidder will be expected to sign via digital signature (DocuSign) within three hours after the auction. Please review, or have reviewed this document prior to bidding. 
Proof of funds & deposit: Upon registering to bid, bidder will be required to show proof of funds in the amount of at lease $5,000. Once the auctioneer receives this, the bidder will be provided bidding privileges. High bidder, following the end of auction will deliver to Seller's Attorney a $5,000.00 non refundable deposit within 24 hours of contract execution via certified funds or wire transfer with the balance due at closing.

Acreage is considered to be 13.33 acre, however,  could be more o less.
Real estate taxes and assessments: The 2019 calendar year taxes shall be prorated to the date of closing and shall be paid by the Seller in the form of a credit to the Buyer at closing. Buyer will be responsible for all subsequent taxes.
